White grit in a sink or flakes caught in an aerator are unpleasant, but their color does not identify the source. In a Utah home, the material could be mineral scale, debris from a fixture or connector, or particles moving through the hot-water system. The useful clue is where the particles appear.
Do not start by draining a hot tank
Water from a heater can scald. An old drain valve may also leak after it is disturbed. Do not open the heater, remove electrical or burner covers, disconnect piping, or add chemicals. If the water has an unusual chemical odor, oily film, sewage-like contamination, or an official do-not-use notice applies, stop using it and follow the water provider's instructions.
Run a four-sample check
Use four clean, clear glasses or jars. Remove no plumbing parts for this first check. Let each tap run only long enough to clear water that has been sitting at the fixture, then collect:
- Cold water from the faucet where you first noticed the particles.
- Hot water from that same faucet.
- Cold water from a second faucet in another room.
- Hot water from that second faucet.
Set the containers on a light and then a dark background. Photograph them right away and again after 15 minutes. Note whether the material floats, sinks, dissolves, or collects on the sides. Do not taste the particles.
What the pattern tells you
Why mineral scale is plausible, but not proven
Hardness comes mainly from dissolved calcium and magnesium. Heating can encourage some minerals to form deposits, which is why storage tanks and hot-water equipment can collect scale and sediment over time. Many Wasatch Front water systems publish hardness ranges in their annual reports, but the number can vary by source and season. Use the report for your own provider rather than a citywide guess.
Mineral scale is only one possibility. White or pale fragments can also come from a deteriorating plastic component, connector lining, treatment device, or plumbing material. A photo cannot reliably separate them. Where the material appears, how it behaves in a clean sample, and whether it started after recent work are better clues.
Check the heater without opening it
- Photograph the complete model and serial label. Include a wide photo showing the pipes and nearby equipment.
- Record whether the unit is a storage tank, tankless heater, or heat-pump model.
- Listen for new popping or rumbling, but do not use sound alone to diagnose sediment.
- Look for water in the drain pan, damp fittings, corrosion, or a leaking drain valve.
- Write down the last known tank flush or tankless descaling date. “Unknown” is useful information.
- Note any water-softener, whole-house filter, recirculation pump, or recent water-main work.
If the heater is older, already leaking, or has never been maintained, ask a qualified provider whether flushing is appropriate before touching the drain valve. When to call the water provider
Start with the water provider when particles appear in both hot and cold samples, neighbors report the same change, or the timing follows a main break, hydrant work, pressure change, or flushing notice. Give the provider your address, first-observed date, sample pattern, odor or color changes, and a clear photo. Ask whether it wants a sample saved and whether any advisory changes how you should use the water.
If only hot water is affected across several fixtures, the heater or hot-water plumbing is a more useful starting point. If just one tap is affected, mention that before scheduling whole-system work.
Request prompt help if the symptoms change
Stop the home comparison and get appropriate help if you see a tank leak, water reaches electrical parts, a breaker repeatedly trips, you smell gas, or a carbon monoxide alarm sounds. Do not treat an unusual chemical smell, oily sheen, sudden strong discoloration, or an official water advisory as ordinary mineral scale.
